“We started thinking about what we could offer that others in Keilaniemi don’t have yet,” Tanskanen says.
Before anything was designed or any walls were torn down, tenants, visitors, and service providers were interviewed. They were asked how their daily routines work, what causes friction, and what is missing. The design took into account people’s needs ranging from deep focus to breaks, team days, and networking.
The visual identity of the spaces was designed to influence how the workday feels. For example, the covered glass back wall of the main lobby was opened up to fully reveal the sea view. The comfort of the lobby was also enhanced with new green interior design and furniture. This way, the welcoming atmosphere begins right at the front door.
Expert work requires both focus and breaks – there is space for both
In expert work, the brain gets overloaded by the constant flow of messages and information. Salzwedel explains that ARC features a variety of spaces that employees can move to according to their needs.
The co-working area offers space for quiet work and lounging, as well as soundproof phone booths and meeting rooms of various sizes.
The shared spaces are used for more casual team meetings, brainstorming sessions, watching series during lunch, or playing games. In the fully equipped kitchen, you can heat up your lunch or have a coffee surrounded by a peaceful soundscape curated specifically for the space.
There is also a dedicated room for a top-tier golf simulator.
“The golf simulator has been incredibly popular, especially with spring and summer just around the corner,” Salzwedel laughs.

When an office scaled for on-site work fills up during the busiest days of the week, the co-working area and lounge provide extra space.
“The co-working spaces are included in the service and are available to all tenants during office hours without reservation or additional fees,” Salzwedel states.
The meeting spaces also complement companies’ own premises. The meeting rooms have received praise for both their interior design and technology. It is easy to plug in laptops and get presentations running. When meeting technology works seamlessly, you don’t even notice it.
Well-being as part of the workday
The rhythm of the workday has changed, and time for recovery is needed even in the middle of the day.
ARC’s waterfront garden has been renovated, allowing employees to step out onto the lawn, the terrace, or the seashore during the day—even barefoot. Indoors, a gym, saunas, and changing rooms designed for bicycle and active commuters are available.
The day breaks up naturally at lunch restaurant Nest, which emphasizes domestic ingredients and sustainability.
Tanskanen praises the variety: “There are both more traditional options and lighter dishes like sushi and salads, also available for takeaway.”
Effort has also been put into the breakfast selection—you can start the day gently with oven-baked oatmeal, for example.
In addition, well-being will be supported throughout the year with tenant events such as fitness classes, yoga, and after-work gatherings. Events can also be organized to meet companies’ specific needs.
The office as part of the employer brand
As the competition for top talent grows, business premises become a key part of the employee experience, influencing the employer image right from the recruitment stage.
“We have received the same message from many companies: a comprehensive solution like this simply doesn’t exist anywhere else,” Tanskanen says.
